Arch Ray Resort is a luxury, master-planned RV and cottage community designed to offer an elevated Texas Hill Country experience. Amenities include:

  • Gated entry and paved roads
  • Resort-style pool and clubhouse (renderings available)
  • On-site winery, brewery, and restaurant
  • Pedernales River access and walking trails
  • Laundry facilities
  • Planned community activities and future enhancements as the development continues to build out

  • The property is structured as a condominium regime, with deeded RV and cottage sites.
  • All owners are members of the Arch Ray Condominium Association. Association details, budget, design standards, and governing documents are provided as part of the Condominium Information Statement required under the Agreement of Sale. POA fees for the RV park are currently
  • Each unit includes an undivided interest in the common elements, as defined in the Declaration.
  • Improvements must follow the Design Standards; upon completion, owners receive a Certificate of Construction Acceptance and Occupancy confirming compliance and granting approval to reside in or use the improvement. Maximum building size is 1500 sq.ft heated/cooled space.
  • The entire development covers approximately 119.54 acres

  • Owners are responsible for establishing and maintaining their own utility accounts after closing. The governing documents outline the requirement for owners to pay all utility deposits, transfer fees, usage charges, and any associated governmental fees.

  • Water: City of Fredericksburg (water line easements recorded with Gillespie County)
  • Sewer: On-site wastewater systems as approved by TCEQ
  • Internet: Providers vary; fiber and high-speed options are available in the area, Nexstream is used on the community side and there is a $1,000 connection fee and then monthly charges are part of the HOA. High speed internet is provided in the RV park as part of the POA fees also.
