Overall design includes: 206 RV Sites Commercial Zone – includes reception, store, commercial laundromat, café (not budgeted), wide check-in and entrance area, ample parking, and a high fence and gate for security, privacy and wind reduction.
Phase I includes 90 RV pads and all amenities, including a 15,000 sf pavilion (undercover pickleball and tennis), 6,500 sf clubhouse, 82 ft half-Olympic swimming pool, swim-up bar, bounce cushion, BBQ area, stocked one-acre lake, lazy river, and splash pad.
Phase II includes 113 RV pads and a bathhouse.
Texas Growth Capital (TGC) was created to operate high cash flow RV Park investments, providing attractive returns to investors. These investments are ideally located in Texas to take advantage of local market knowledge and full-year operation (no winter shutdown). TGC will leverage it’s sister company (DKZ Properties) for development and construction expertise to save significant costs, and DKZ will also contract at cost in order to keep the budget within reason. This minimizes loan size and hence saves considerable loan service costs over the holding period. Construction is expected to take 18 – 20 months. However, the City of Aransas Pass planning department will allow guests to rent RV sites as soon as each row of pads is completed, operations, and passes inspection. Stabilization of occupancy and standard rates will begin at completion. Once 12 months of stabilized operations have occurred, the park will be in a good position to refinance the senior loan, pay back investor capital, and move into a lower rate long term loan.
